Coatesville Marriott Courtyard Hotel-“We expect the construction to begin this summer.”

The Oliver Tyrone Pulver Corporation presented their plans for the Hotel/Office complex on Rt. 82 at the Coatesville City Council meeting, March 8, 2010

“A lot has taken place at the property. A lot is being planned to take place at the property in the near future.”

The subdivision plan was approved last year. In order to commence construction of the hotel and office building the preliminary and finial land development plan needs to be approved soon. They are hopeful to be back on the agenda in two weeks for preliminary and finial conditional approval.

“The Marriott Courtyard that is proposed for the site is 125 rooms… The office building is 80,000 sq. feet and it will be at the other side of the site. That’s a 4 story building with 20,000 sq. feet on each floor.“

The first portion of the site to be built will be the hotel.

“In between the Hotel and Office building is a parking structure. The City’s Ordinance required 379 parking spaces and we did apply for and receive from your Zoning Hearing Board, a couple of weeks ago, a special exception to reduce the number of parking spaces from 379 to 329. This site is unique. It’s unique because both uses are not at their peak at the same time. The hotel will have its peak on nights and weekends when the office building’s requirement for parking will be reduced and vice versa. It’s in part an environmental concern to reduce the amount of impervious coverage by reducing the number of parking spaces; it’s also a cost concern…. If there is one thing that is important to him (Mr. Pulver) in all of his projects it’s that there be adequate parking.”

The plan has been reviewed and revised several times over the last 6 months to accommodate the revisions of the City Planner and City Engineers.

The Planning Commission has recommended approval of the plan with certain conditions.
“As a result of their reviews we have revised the plan. We then got subsequent reviews. We revised the plan again and I believe that we are at a point where in a couple of weeks you will hopefully see fit and be satisfied to approve the preliminary and finial land development plan so we move to the next stage.”

“It takes approximately a year to build the hotel and an additional 90 days to fit it out and furnish it and prepare it for occupancy. From the time the commencement of construction it is about 15 months. We expect the construction to begin this summer. It is important that the plan be approved so that the building can commence.”

“We hope to be back in two weeks for your consideration of at the March 22, 2010 Coatesville City Council meeting for preliminary and finial conditional approval for both structures.”

The property the hotel and office building is being built on is owned by the City of Coatesville Redevelopment Authority. Mr. Pulver owns the air rights to the property.

They will provide a 50 foot wide access way from Rt. 82, Manor Rd. back to the Brandywine Creek. In the City’s Comprehensive Plan the City desires to sometime in the future to cross the creek and develop recreation and park facilities.
